Invest in an apartment complex for passive income?

So I have over 60k in the stock market, and will sell my house for about 140k, I have over 40k in my bank account(wage slaving). Would that be enough for a down payment for a big apartment complex? I also plan to live there until it pays itself. Then will sell the apartments and invest in a bigger one. Is it a good idea?

It's a good idea. Don't put all your eggs in one basket though.
