Is bia accurate to measure body fat?

Title, got measured at a clinic and got 10.5% body fat but i highly doubt it's true i don't even have visible abs i'm more like 18% how accurate is this shit?

Bia is biompedance btw, done with professional tool not shitty scales ofc

Its should be right +-1% maybe. And I know skinny dudes with 10-12% without abs, to see abs you need to train them. I'm at 13.5% and my abs neither here, plus most of my fat is located on belly
