Cap Rate on Mediterranean Boutique Hotels/BnBs?

Girlfriend's aunt wants to retire and run a Bed and Breakfast in Spain or something, since I'm the finance guy she asked for some preliminary looking into.

Currently getting a quick model built on acquiring an asset in the 20-30 mil EV range with seller financing and more.

Any hotel/hospitality CRE guys here who can give input on a reasonable cap rate for non-core in Spain/Greece/Portugal?

idk what bed and breakfast has a 20-30 mill EV but afaik any non core cap rate is like sub 7%

6-8% cap rate at 25mm EV = 1.75mm NOI = 75-100 rooms
