Because in theory when they start lowering interest rates the price of the real estate should increase, and you should want to take advantage on this increase.

There are adjustable rate mortgages in the US but they can be risky because there's no guarantee that rates will drop or the state of the housing market when the rate adjusts.

Personally I would get an ARM if I plan on moving before the rate began adjusting after the initial fixed rate period to guarantee I don't get fucked if rates rise by then but then I would have to get a new mortgage in a market with rising rates.

Also, the difference in rates between a conventional mortgage and ARM is less than 1% based on what I can see right now which isn't even worth it to me.

I wish I could time the market, but I can't see the future. I could take advantage of an ARM's lower initial fixed rate, rent out a house for 10 years and then sell it before the rate adjusts at a higher price if housing prices increase but how do I know there isn't a recession or something by then? Too risky
