Update to this. He said it's infested with caterpillars, weevils and a fungus called Leaf Spot disease. The insects eat the leaves which exposed the tree to diseases. He said it is not a heavy infestation and usually trees the size of mine are quite resilient and can survive them. I could use a pesticide a mild one but he said he'd just leave it as is. And suggested to spray some neem oil to take care of it and if I care about aesthetics prune the branches and leaves that are infested with it. I've hired two people to prune the branches and spray the neem this Sunday and also ordered mild pesticides in case it gets worse. It should recover in a few weeks.
