1/ The real advantage of ownership isn’t just “house prices go up.”

It’s that debt lets you control far more assets than your current equity would otherwise allow.

2/ Imagine buying a property with 20% equity and 80% debt.

You control 100% of the asset.

Over time:

  • rent services the debt
  • principal gets paid down
  • nominal rents can rise
  • the asset may appreciate
  • your equity share increases

3/ This is why leverage can be so powerful.

You are compounding on assets controlled, not just on the cash you originally contributed.

The constraint is survival.

Income arrives.

Rent leaves.

No corresponding asset is created.

It’s whether your recurring cash flows are gradually increasing your claim on productive or scarce assets.
